The Belmont unit went under contract today. This wasn't the best ROI out there but what it lacked in return it made up for in stability. BYU approved for 3 women with 1 year leases through August of 2009. This was a no brainer for the conservative investor. We had about a 5 days between tenants to pull the carpet, install new carpet, new paint and repairs. Because BYU has tightened its housing boundaries it's made BYU approved rentals a lot more stable. The Belmont seems to be the place to live if you're single. Don't ask me why?
