10 Tips to get your home ready to sell.....

I've been out with clients a lot lately and I'm amazed at the homes that I go through and the condition they are in. In light of my recent viewings here are some tips when selling your home.....

1. De-clutter: This one is simple. De-clutter everywhere; inside and outside. If it's taking up space it is a potential candidate to be thrown out. The sellers need to make that all important mental conversion from "home to live in" to "house for sale." Personal things are a big distraction as you want the buyers to be able to visualize their own belongings in the house.

2. Repair: Buyers want everything working so don't disappoint them - dripping faucets, broken windows, leaking roofs, damaged walls and doors, etc, beg the question in the buyer's mind...What else is broken or doesn't work?

3. Lots of Light: The last thing home buyers want to see is a dark home with all of the doors and windows covered. Let the light in and open some windows to let in some fresh air. Room deodorizers leave the impression of covering something up as does a window that has the blinds drawn.

4. Clean Windows: Buyers want to know ad see the view they will have from every room - don't make them look through dirty windows. If they do, the impression of having a great view is literally going to be "out the window."

5. Kitchen and Bathrooms: Two of the most important rooms in the house. They must be spotless and first class. Just cleaning up isn't going to be good enough - you need to "deep clean" all counters, floors, cabinets and all the fixtures in the bathrooms. In the bathrooms consider new fixtures or countertops and perhaps redoing the shower and tub enclosures. If new fixtures are not in the budget you may want to consider having them refinished. Think about having all the tile steam cleaned and make sure all grout is free from grease and dirt.

6. Odors: Absolute deal killers are cigarette or pet odors. If this is a problem - have the drapes, carpets and furniture professionally cleaned and please..."no smoking" in the house. Also, cooking odors are not a good thing. The best bet is to always plan for fresh air. Often a little lemon oil mixed with water in a spray bottle used lightly will add just a bit of freshness without overpowering the house.

7. Paint: A fresh coat of paint on the outside or inside is an excellent way of freshening up your home. Be sure to use neutral colors and avoid accent painting. Don't try and guess what a potential buyer will like. In most cases they should use a professional painter because it's always a bigger job than most people think.

8. Yard Work: Deal with overgrown bushes, shrubs and trees. Everything in the yard needs to be trimmed, watered, manicured and "living." Remove everything lying around the yard including sports equipment, boats, trailers, toys, etc. You may also add some color by placing some annuals in planters in the back as well as in the front. Curb appeal makes that all important "first impression."

9. Furniture: The bottom line...less is best. If it's old, worn or dated, you should put it in storage. Remember that you are setting a stage and the actor needs to be the house - not the furniture.

10. Hardwood Floors: Hardwood floors can be a huge plus for buyers unless tehy look like a 20 year old basketball court. It may be a great investment to have them all refinished - but keep in mind that it's not a simple weekend project.

BUYER BEWARE I wouldn't buy a car from Watts Automotive in American Fork, UT. We bought our car there and the service light was on so they said no problem take it in get it serviced and we'll cover it.....they just informed me today that they weren't going to cover it. Nice almost a year later and they wouldn't cover a $95 service charge. Nothing like horrible customer service to make you never go back

So Ann and I just got back from Communal.....literally the best new restaurant in downtown Provo! This restaurant is owned by the same guys who did Pizzeria 712 in Orem. Lets just say it does not disappoint! The food is amazing! The restaurant is this quaint 100 year old building they have completely transformed on the corner sandwiched between the Wells Fargo building and the new Zions building under construction.

They open this Friday to the public.......as my wife would say "Run....don't walk"

Utah Home Run Grant 2...

It's back...the Utah Home Loan Grant for new construction is back with a slight twist...

1. The first Home Run program provided a $6,000 grant to eligible home buyers while the Home Run 2 provides a $4,000 grant.
2. The first Home Run program required homes be ready for occupancy upon closing while Home Run 2 buyers have two additional options.
A). They can purchase a home that is contracted for construction or
B). Partially finished and contracted for completion.

All Home Run 2 Grant commitment requests must be received on or before November 30, 2009.....which is also the last day to close and receive the $8,000 First Time Home Buyer Tax Credit from the Feds.

This is a limited program and is first come first serve so once the grants are gone....they are gone (1948 remaining as of this post) For more information on this program and eligibility click here.

The second is so we can peak in on him to see if he's standing up in his crib jumping up and down causing mischief. I know what your thinking....... First, he won't be doing that for awhile....and Second, you are a geek. Both of which I'm fully aware.

SALT LAKE CITY -- Time is running out to take part in Utah's 'Home Run' housing grant program.

The Utah Housing Corporation says the $6,000 grants available for Utahns purchasing newly constructed, never-occupied, single-family homes are more popular than anticipated. The corporation tells the Deseret News the grants might be gone by the end of the week. About 158 grants remain, according to the Deseret News.

Since the program went into effect in mid-March, the state has committed to more than 1,400 grants.

The program is funded by $10 million in one-time federal stimulus money.

At this point, the Utah Housing Corporation Web site says the Legislature has not approved more money for additional grants.

The grants were intended to help boost sales of new homes that were sitting on the market."

Today we started putting down the Bamboo flooring...... I should be finished by tomorrow with that project.

We finished the paint on Saturday with Jim's help (thank you Jim!) The spots on the wall are actually from the camera lens. A few touch ups needed but we've almost got this thing finished believe it or not and everyone was worried Mister wouldn't have a place of his own.

We will personally miss them very much...they are our neighbors but excited for them at the same time.

This is what happens when you don't have anything to post. You repeat post. Well here is the latest update on Project Storage Shed notice the installation of that fine window.

I found that commercial grade window at Jones Paint and Glass in Provo. They have a bone yard glass section that are returns or wrong sizes and that is where I found this. $100 for that window! If you know commercial glass than this will impress you (It's expensive)

The paint on the outside of the shed is a lovely grey...only temporary until the siding comes.

The garage door is a roller door (Takes up less overhead space when open)

Making some progress on Project Storage....

So here are some updated pictures of the shed. It is coming along but certainly not as quickly as I'd hoped. The garage door is ordered....large window on the side is at the house...I have finally figured out the James Hardie siding and the metal roof.

Here is a picture that inspired the design of my shed....not into those colors but loved the simplicity of it.

Check back for the progress as project storage starts to slowly take shape.

You could have been our neighbors. So this house is two doors down from our house. I listed it put the sign up one night the next day I had a call from someone wanting to purchase the home the following morning.

This home is such a cool house.....I personally love it because the same architect that designed our house designed this one two doors up.

What a cool mid century modern home on 1/2 acre of land.....and it came with 1/8 share of irrigation water rights.

I personally would have seriously considered this home had we not put so much into remodeling ours.

Weekend in Moab....

Moab, Utah is one of my favorite places. I went down for the weekend with a few friends to go Jeeping. The weather was great and the landscapes were unbelievable.....sorry about the corner I shot this from inside the Jeep.

Code knows how to camp....this tent he brought could have fit about 20 people. Needless to say we camped in luxury accommodations.

Project Storage.....

I call this Project Storage because there are many projects going on at any given time but this one is all about storage.

Notice the BRIGHT GREEN TAG = GOOD the BRIGHT RED TAG = NO GOOD.....that was the tag we had 3 weeks ago. The red tag is the one the building inspector puts up there to let you know that apparently you can't build a shed in your own backyard.....I thought we lived in America? (Land of the Free)

Well now that we are set to go we have been making some progress. This thing should be framed with the roof on by Monday afternoon.

It's all in a good days work (with help of course)

First Time Homebuyer Tax Credit

Understanding the tax credits available can be difficult. This is a guide to help you understand. This should not be considered as legal advice, tax advice or anything other than a reference guide. Please consult your attorney or CPA.

In 2008, Congress enacted a $7,500 tax credit designed to be an incentive for first-time homebuyers to purchase a home. The credit was designed as a mechanism to decrease the over-supply of homes for sale.

For 2009, Congress has increased the credit to $8,000 and made several additional improvements. This revised $8,000 tax credit applies to purchases on or after January 1, 2009 and before December 1, 2009.

Tax Credits - - The Basics

1. What's this new homebuyer tax incentive for 2009?

The 2008 $7,500, repayable credit is increased to $8,000 and the repayment feature is eliminated for 2009 purchasers. Any home that is purchased for $80,000 or more qualifies for the full $8,000 amount. If the house costs less than $80,000, the credit will be 10% of the cost. Thus, if an individual purchased a home for $75,000, the credit would be $7,500. It is available for the purchase of a principal residence on or after January, 1 2009 and before December 1, 2009.

2. Who is eligible?

Only first-time homebuyers are eligible. A person is considered a first-time buyer if he/she has not had any ownership interest in a home in the three years previous to the day of the 2009 purchase.

3. How does a tax credit work?

Every dollar of a tax credit reduces income taxes by a dollar. Credits are claimed on an individual's income tax return. Thus, a qualified purchaser would figure out all the income items and exceptions and make all the calculations required to figure out his/her total tax due. Then, once the total tax owed has been computed, Tax credits are applied to reduce the total tax bill. So, if before taking any credits on a tax return a person has total tax liability of $9,500, an $8,000 credit would wip out all but $1,500 of the tax due. ($9,500 - $8,000 = $1,500)

4. So what happens if the purchaser is eligible for an $8,000 credit but their entire income tax liability for the year is only $6,000?

This tax credit is what's called "refundable" credit. Thus, if the eligible purchaser's total tax liability was $6,000, the IRS would send the purchaser a check for $2,000. The refundable amount is the difference between $8,000 credit amount and the amount of tax liability. ($8,000 - $6,000 = $2,000) Most taxpayers determine their tax liability by referring to tables that the IRS prepares each year.

5. How does withholding affect my tax credit and my refund?

A few examples are provided at the end of this list. There are several steps in this calculation, but most income tax software programs are equipped to make that determination.

6. Is there an income restriction?

Yes. The income restriction is based on the tax filing status the purchaser claims when filing his/her income tax return. Individuals filing Form 1040 as Single (or Head of Household) are eligible for the credit if their income is no more than $75,000. Married couples who file a Joint return may have income of no more than $150,000.

7. How is my "income" determined?

For most individuals, income is defined and calculated in the same manner as their Adjusted Gross Income (AGI) on their 1040 income tax return. AGI includes items like wages, salaries, interest and dividends, pension and retirement earnings, rental income and a host of other elements. AGI is the final number that appears on the bottom line of the front page of an IRS Form 1040.

8. What if I worked abroad for part of the year?

Some individuals have earned income and/or receive housing allowances while working outside the US. Their income will be adjusted to reflect those items to measure Modified Adjusted Gross Income (MAGI). Their eligibility for the credit will be based on their MAGI.

9. Do individuals with incomes higher than $75,000 or $150,000 limits lose all the benefit of the credit?

Not always. The credit phases-out between $75,000 - $95,000 for singles and $15,000 - $170,000 for married filing joint. The closer a buyer comes to the maximum phase-out amount, the smaller the credit will be. The law provides a formula to gradually withdraw the credit. Thus, the credit will disappear after an individual's income reaches $95,000 (single return) or $170,000 (joint return).

For example, if a married couple had income of $165,000, their credit would be reduced by 75% as shown:

Couple's Income $165,000

Income Limit $150,000

Excess income $15,000

The excess income amount ($15,000 in this example) is used to form a fraction. The numerator of the fraction is the excess income amount ($15,000). The denominator is $20,000 (specified by the statue).

In this example, the disallowed portion of the credit is 75% of $8,000, or $6,000

($15,000/$20,000 = 75% x $8,000 = $6,000)

Stated another way, only 25% of the credit amount would be allowed.

In this example, the allowable credit would be $2,000 (25% x $8,000 = $2,000)

10. What's the definition of "principle residence?"

Generally, a principal residence is the home where an individual spends most of his/her time (generally defined as more than 50%). It is also defined as "owner-occupied" housing. The term includes single-family detached housing, condos or co-ops, townhouses or any similar type of new or existing dwelling. Even some houseboats or manufactured homes count as principal residences.

11. Are there restrictions on the location of the property?

Yes. The home must be located in the United States. Property located outside the US is not eligible for the credit.

12. Are there restrictions related to the financing for the mortgage on the property?

In 2009, most financing arrangements are acceptable and will not affect eligibility for the credit. Congress eliminated the financing restriction that applied in 2008. (in 2008, purchasers were ineligible for the $7,500 credit if the financing was obtained by means of mortgage revenue bonds.) Now, mortgage-revenue bond financing will not disqualify an otherwise-eligible purchaser. (Mortgage revenue bonds are tax-exempt bonds issued by a state housing agency. Proceeds from the bonds must be used for below market loans to qualified buyers.)

13. Do I have to repay the 2009 tax credit?

NO. There is no repayment for 2009 tax credits.

14. Do 2008 purchaser still have to repay their tax credit?

YES. The $7,500 credit in 2008 was more like an interest-free loan. All eligible purchasers who claimed the 2008 credit will still be required to repay it over 15 years, starting with their 2010 tax return.

Some Practical Questions

15. How do I apply for the credit?

There is no pre-purchase authorization, application or similar approval process. All eligible purchasers simply claim the credit on their IRS Form 1040 tax return. The credit will be reflected on a new Form 5405 that will be attached to the 1040. Form 5405 can be found at www.irs.gov.

16. So I can't use the credit amount as part of my down-payment?

No. Congress tried hard to devise a mechanism that would make the funds available for closing costs, but found that pre-funding would require cumbersome processes that would, in effect, bring the IRS into the purchase and settlement phase of the transaction.

17. So there's no way to et any cash flow benefits before I file my tax return?

Yes, there is. Any first-time homebuyers who believe they are eligible for all or part of the credit can modify their income tax withholding (through their employers) or adjust their quarterly estimated tax payments. Individuals subject to income tax withholding would get an IRS form W-4 from their employer, follow the instructions on the schedules provided and give the completed Form W-4 back to the employer. In many cases their withholding would decrease and their take-home pay would increase. Those who make estimated tax payments would make similar adjustments.

Some "Real World" Examples

18. What if I purchase later this year but can't get to the settlement before December 1?

The credit is available for purchases before December 1, 2009. A home is considered as "purchased" when all events have occurred that transfer the tittle form the seller to the new purchaser. Thus, closings must occur before December 1, 2009 for purchases to be eligible for the credit.

19. I haven't even filed my 2008 tax return yet. If I buy in 2009, do I have to wait until next year to get the benefit of the credit?

You'll have a helpful choice that might speed up the process. Eligible homebuyers who make their purchase between January 1, 2009 and December 1, 2009 can treat the purchase as if it had occurred on December 31, 2008. Thus, they can claim the credit on their 2008 tax return that is due on April 15, 2009. They actually have three filing options.

If they purchase between January 1, 2009 and April 15, 2009, they can claim the $8,000 credit on the 2008 return due on April 15.
They can extend their 2008 income-tax filing until as late as October 15, 2009. (The IRS grants automatic extensions, but the taxpayer must file for the extension. See www.irs.gov for instructions on how to obtain an extension.)
If they have filed their 2008 return before they purchase the home, they may file an amended 2008 tax return on Form 1040X. (Form 1040X is available at www.irs.gov)

Of course, 2009 purchasers will always have the option of claiming the credit for the 2009 purchase on their 2009 return. Their 2009 tax return is due on April 15, 2010.

20. I purchased my home in early 2009 before the stimulus bill was enacted. I claimed a $7,500 tax credit on my 2008 return as prior law had permitted. Am I restricted to just a $7,500 credit?

No, you would qualify for the $8,000 credit. Eligible purchasers who have already claimed the $7,500 credit on a 2008 return for a 2009 purchase may file an amended return (IRS Form 1040X) for the 2008 tax year. This amended return will enable them to obtain the additional $500 credit amount.

21. If I claim my 2009 $8,000 credit on my 2008 tax return, will I have to repay the credit just as the 2008 credits are repaid?

No. Congress anticipated this confusion and has made specific provision so that there would be no repayment of 2009 credits that are claimed on 2008 returns.

22. I made an eligible purchase of a principal residence in May 2008 and claimed the $7,500 credit on my 2008 tax return. My brother, who has never owned a home, wishes to purchase a partial interest in the home this spring and move in. Will he qualify for the $8,000 credit, as well?

No. Any purchase of a principal residence (or interest in a principal residence) from a related party such as a sibling, parent, grandparent, aunt or uncle is ineligible for the tax credit. Since you and your brother are related in this way, he cannot qualify for the credit on any portion of the home that he purchases from you, even if he is a first-time homebuyer.

23. I live in the District of Columbia. If I qualify as a first-time homebuyer, can I use both the $5,000 DC Credit and the $8,000 credit?

No; double dipping is not allowed. You would be eligible for only the $8,000 credit. This will be an advantage because of the higher credit amount, plus the eligibility requirements for the $8,000 credit are somewhat more easily satisfied than the DC Credit.

24. I live in Utah. If I qualify as a first-time homebuyer and I'm buying a newly constructed home, can I use both the $6,000 Home Run Grant and the $8,000 credit?

Yes. As long as the home you are purchasing qualifies for the Home Run Grant and you are a first-time homebuyer you can receive $6,000 at closing and $8,000 on your tax returns.

25. I know there is no repayment requirement for the $8,000 credit. Will I ever have to repay any of the credit back the government?

One situation does require a recapture payment back to the government. If you claim the credit but then sell the property within 3 years of the date of purchase, you are required to pay back the full amount of any credit, including any refund you received from it. A few exceptions apply. Note that this same 3-year recapture rule applies, as well, to the $7,500 credit available for 2008. This provision is designed as an anti-flipping rule.

26. What if I die or get divorced or my property is ruined in a natural disaster within the 3 years?

The repayment rules are eased for many circumstances. If the homeowner who used the credit dies within the first three years of ownership, there is no recapture. Special rules make adjustments for people who sell homes as part of a divorce settlement, as well. Similarly, adjustments are made in the case of a home that is part of an involuntary conversion (property is destroyed in a natural disaster or subject to condemnation by eminent domain by an authorized agency) within the first three years.

27. I have a home under construction. Am I eligible for the credit?

Yes, so long as you actually occupy the home before December 1, 2009.

WITHHOLDING EXAMPLES:

Note: The impact of estimated tax payments would be the same.

Situation 1: Sally plans her withholding so that her withholding is as close as possible to what she anticipates as her income tax liability for the year. When she fills out her 1040, her liability is $6,000. She has had $6,000 withheld from her paycheck. She also qualifies for the $8,000 homebuyer credit.

Result: Sally's withholding satisfies her tax liability and reduces it to zero. She will receive a refund of the full $8,000.

Situation 2: Nick and Nora file a joint return. Nick is self-employed and makes estimated payments; Nora has taxes withheld from her salary. When they compute their taxes, their combined withholding and estimated tax payments are $11,000. Their income tax liability is $9,800. They also qualified as first-time homebuyers and are eligible for the $8,000 refundable tax credit.

Result: Ordinarily, their combined estimated tax payments and withholding would make them eligible for a refund of $1,200 ($11,000 - $9,800 = $1,200). Because they are eligible for the refundable tax credit as well, they will receive a refund of $9,200 ($1,200 income tax refund + $8,000 refundable tax credit = $9,200)

Situation 3: Cesar and Maria both have income taxes withheld from their salaries and file a joint return. When they file their income tax return, their combined withholding is $5,000. However, their total tax liability is $7,200, generating an additional income tax liability of $2,200 ($7,200 - $5,000). They also qualify for the $8,000 first-time homebuyer tax credit.

Result: Cesar and Maria have been under-withheld by $2,200. Ordinarily, they would be required to pay the additional $2,200 they owe (plus any applicable interest and penalties). Because they are eligible for the refundable homebuyer tax credit, they credit will cover the $2,200 additional liability. In addition, they will receive an income tax refund of $5,800 ($8,000 - $2,200 = $5,800). If they owed penalties and/or interest, that amount would reduce the refund.

Repair the Ravages of Winter

As Spring approaches, keep these tips to freshen the outside of your home.

- Prune your trees and shrubs.

- Head to the shed and do a “tool inventory” to make sure you have all the items you'll need in the months ahead. Inspect the tools you already have. For example, test your hoses for leaks.

- Spring is a good time to paint fences and the exterior of your home, especially wood surfaces, to protect them from summer heat and sun. Wood decks should also be sealed once a year.

-Now that the heating season is over, have a chimney sweep clean fireplaces and flues.

-Inspect door and window screens for tears. You can often repair small tears using a kit from your local hardware store. This will prevent insects from getting into your home, and keep you comfortable on the screened porch.

-Have your gutters cleaned.

At Governor Jon Huntsman’s encouragement our state legislature has passed a state sponsored housing stimulus program on Thursday March 12, 2009. This down payment assistance program, administered by the Utah Housing Corporation (UHC), will be available to qualified buyers of newly constructed homes. A total of $10 million has been appropriated by the state legislature. This appropriation will provide $6,000 grants for 1,666 Utah homebuyers.

Homebuyers must act quickly. Home Run funds are only available for a limited time. Funds for the program are limited to the $10 million appropriation and are available on a first-come first-serve basis. Once the money runs out it is gone.

To apply for a grant, an application must be submitted by the homebuyer’s lender ( I can help you with this process). A grant can only be locked in when the loan is fully underwritten. The funds are wired in by UHC at time of closing and can be used to pay closing costs, buy-down rates, or as the down payment towards the purchase of any newly constructed home.

These funds are not limited to first time homebuyers. Unlike the federal tax credit, the Home Run grants can be used by move-up buyers. As long as the buyer meets income requirements of $75k for an individual and $150k for couples filing jointly a Home Run grant can be used on the purchase of any newly constructed home.

Key Program Facts
• The $6,000 Home Run grants can be used with the $8,000 federal tax credit
• Funds are immediately available at closing
• Home Run grants are only available for newly constructed homes
• Must be occupied as principal residence within 30 days after closing
• Co-signer can sign on loan but not on Title
• Income limits are the same as the Federal First Time Homebuyer Tax Credit
• Deal must be fully underwritten in order to apply for grant
• Mortgage lender must request the funds for the buyer by submitting the following:
o Appraisal
o Certificate of Occupancy
o “Clear to Close” Form
o Grant Request Certification
• Conventional, FHA, UHC, USDA, VA and other loan types are eligible as long as it is a 30-year fixed rate loan
• $6,000 grant may need to be claimed as taxable income (a definitive ruling from IRS is pending)

One of the biggest wins for first-time home buyers in last week's economic stimulus bill is a tax credit up to $8,000 for qualified purchases of a primary residence. It is a true tax credit rather than an interest-free loan.

This has changed from last year’s original $7,500 home buyer tax credit, that had to be repaid (interest-free).

Friday we went to Pearl Harbor. It really made me appreciate the men and women who have died for our freedom. This monument sits over top of the Arizona. It's one of the ships sung during Pearl Harbor and still sits there today.

We even got my Dad to go down into the Bowfin (Submarine) If you know my Dad he is extremely claustrophobic. He did pretty good but I would not like to be down in a submarine it was so cramped.

We ended the day with a great dinner at this place called the RUMFIRE. They had live music the food was good but more of appetizer style food. It was fun to watch the sunset on the water.

That is what I'm doing.

So today we headed over to the Aloha Stadium Swap Meet they do this swap meet twice a week. You've never seen so many booths selling the same thing.

After the swap meet we headed up to the North Shore to grab lunch and check out the beach. For lunch we went to the Grass Skirt Grill. Didn't blow me away but it was good not great but good.

Saw this little guy while heading down to Matsumoto. Now you might be thinking what is Matumoto and why were you headed there. I can honestly say this was the highlight of the day. If you are ever on Oahu you have got to get a shaved ice here. Get it with the sweetened condensed milk and ice cream.

Well here we are in Hawaii. Ann and I are here with my parents having a great time! Day one was a little overcast but I'll take 75 degrees and overcast all day long at this point.

Top picture is looking off our balcony into Waikiki Honolulu.

Photo #2 and #3 is Kailua Beach...we took a drive through the middle of the island. What a beautiful place.

This last photo is where we went for lunch on the recomendation of Rachel Ray. It's called Kalapawai Cafe & Deli. I highly recommend the Kalua Pizza it's was great!

This is a follow up to an earlier post titled The Termitinator I realize these pictures are over a month old but I'm a little slow. We have made some progress on the landscaping thanks to countless hours of help from friends Will Kelsch and Trenton. So anyway I will be posting the progress as it moves along.

Updated status on the yard is that it's sitting under 8 inches of snow so I will follow up again in the spring when I plan on making some serious headway. To be continued................

If you haven't already heard interest rates are unbelievable right now. I'm not the type of person that enjoys giving people advice but if you are in the market for a new home YOU SHOULD BUY! Excess inventory means prices have dropped significantly and interest rates are at an all time low. This combination makes for the perfect time to buy.

If you are already in your home and are not in the market for a new home you can take advantage of this as well. REFINANCE! For every 1% discount in a 30 yr fixed you save $61.10 a month on your payment on $100,000 borrowed. There are costs associated with refinancing but they can be made up fairly quickly based upon the amount you are saving.

This is what I tell people. If you can refinance a full point (1%) lower than where you are at and you plan on staying in your home for a little while it is worth doing.

I've been accused of a lot of things.....using elevator music in my Real Estate videos isn't one of them! Who wants to watch a boring video of home for sale with classical music in the background. No really though I chose this music for this home because the home owners son plays in a hard rock band (he'll appreciate that)

If your real estate agent isn't using video to sell your property he/she should be.........here are some statistics proving that it's not just teenagers using YouTube anymore. Real Estate's prime target age is using YouTube in greater numbers.

No job is too big for this little machine! No really I spent the day on this bad boy leveling the top of the drive way. I'm getting it ready for concrete. We were given a shed and so I've been scrambling to get the concrete down so I can move the shed.....there will be a follow up post..... to be continued

Pumkin Patch

We are in Yuba City, California visiting family. We have been having a blast. Yesterday we went to the Pumkin Patch. Now I'm thinking that means a field of pumpkins but this place was so much more.

We took a train ride around the farm checking out all the animals and vintage farm equipment. Saw some of the biggest pumpkins I've ever seen.

Good times we're had by all
